Ranches, mature trees and old gutters
Roeland Park is mostly mid-century homes: brick ranches, Cape Cod style story-and-a-halfs and small bungalows on tree-lined streets. A lot of them still have their original or second set of sectional gutters, and after decades of seams opening up, many leak at every joint.
Replacing them with seamless gutters rolled to the exact length of each run on site gets rid of those seams. On most Roeland Park homes we can tear off the old gutters, check the fascia and hang the new system in one day. See our gutter replacement page for what's included.
Why we sometimes go bigger on a small house
It surprises people, but a modest ranch can still overflow a 5" gutter. A long, low-pitched roof collects a lot of rain and sends it to one or two downspouts. On a Roeland Park brick ranch this spring, we installed about 228 feet of 6" gutters with 3x4 downspouts and tied them into four drain tile adapters, so the water goes underground instead of pooling along the foundation.
On homes with less roof area, 5" gutters are the right fit. We size each section separately; more in our gutter size guide.
Gutter guards under Roeland Park's trees
The big trees that make Roeland Park's streets so pleasant also fill gutters every fall. We install three kinds of gutter guards here:
- LeafBlaster Pro: we put it on that brick ranch, about 218 feet along the full roofline.
- Micro-mesh / black mesh guards: used this fall on a story-and-a-half home with new 5" gutters and 3x4 downspouts.
- Bulldog guards: a sturdy choice under oaks and maples.
If you'd rather keep your gutters open, we also do gutter cleaning, usually once in late fall and once in spring.
Common gutter problems we see in Roeland Park
- Leaking seams and corners on older sectional gutters
- Downspouts emptying next to the foundation, a frequent cause of damp basements in older homes (downspout fixes)
- Soft or rotted fascia behind gutters that leaked for years, which we replace before hanging anything new (fascia repair)
- Gutters pulling away from the house after ice and heavy leaf loads (gutter repair)
How a Roeland Park install works
- Free estimate. An owner measures every run, checks the fascia, notes where water goes now, and leaves a written quote.
- Install day. The crew rolls each gutter to exact length on site. Old gutters come down and get hauled away.
- Walkthrough. We walk the job with you. Your 5-year workmanship warranty is written on the quote.

Roeland Park gutter questions
How much do gutters cost in Roeland Park?
Seamless gutters and downspouts run $13–$18 per linear foot installed. A smaller Roeland Park ranch is about $1,560–$2,700; a larger home is about $3,000–$5,000. Removing old gutters adds $2–$3 per foot.
Should I get 5-inch or 6-inch gutters on a Roeland Park ranch?
Many ranches here do fine with 5" gutters, but a wide, low-pitched roof can still send a lot of water to one corner. We've put 6" gutters with 3x4 downspouts on Roeland Park brick ranches where the old gutters overflowed. We'll show you which runs need the bigger size at the estimate.
Which gutter guards do you install in Roeland Park?
Micro-mesh, Bulldog and LeafBlaster Pro, at $13–$18 per foot installed. Recent Roeland Park jobs used LeafBlaster Pro on a brick ranch and black mesh guards on a story-and-a-half home.
Do you clean gutters in Roeland Park?
Yes. $250 for a 1-story home with a walkable roof, $350 for a 2-story walkable roof, and $300/$450 if the roof isn't walkable.
