Gutters for wooded, hilly Parkville lots
Parkville is one of the leafiest parts of the Northland. Between the river bluffs, the creeks and the big oaks over most neighborhoods, the two things we deal with most here are leaves and water running downhill.
That's why so many of our Parkville jobs pair new seamless gutters with gutter guards. This year alone we've installed Bulldog guards on a historic home near downtown, 6" Bulldog guards over a covered back deck, and guards through the roof valleys on a brick two-story, where leaves pile up first. Open gutters under those trees can clog in a single windy fall afternoon.
Bigger homes, steeper roofs: when 6" gutters make sense
A lot of Parkville's newer neighborhoods are two-story homes built into hillsides, often with walkout basements and raised decks. Those roofs push a lot of water to the back of the house. On homes like that we often recommend 6" gutters with oversized 3x4 downspouts, so a heavy Kansas City storm doesn't overflow onto the deck below.
Older and smaller homes, including the historic houses near Main Street, usually do fine with 5" gutters. We measure and size every section separately, and our 5" vs 6" gutter size guide explains how we decide.
Getting the water off a sloped lot
On a hill, where your downspouts empty matters as much as the gutters. Water dumped on the uphill side of a house runs right back toward the foundation. On Parkville jobs we:
- Tie downspouts into existing underground drain lines with drain tile adapters where the home has them
- Use 3x4 downspouts on long runs so they don't back up in a downpour
- Extend and reroute downspouts so water ends up downhill and away from walkouts and patios
More on that in our downspout guide.
Recent work in Parkville
Our 2026 Parkville jobs include about 336 feet of 5" gutters with 3x4 downspouts on a two-story stucco home, 236 feet of 6" gutters with Bulldog guards on a home with a covered deck, and about 249 feet of Bulldog guards on a historic home downtown. Photos are below.
We also work with several roofing companies in the area, so if you're getting a new roof, ask your roofer about scheduling the gutters right after. It's the easiest time to replace old gutters.
How a Parkville install works
- Free estimate. An owner measures every run, checks the fascia, looks at where water goes now, and leaves a written quote.
- Install day. The crew rolls each gutter to exact length on site from our own machine. Old gutters come down and get hauled away. Most homes are done in one day.
- Walkthrough. We walk the job with you. Your 5-year workmanship warranty is written on the quote.

Parkville gutter questions
How much do gutters cost in Parkville?
Seamless gutters and downspouts run $13–$18 per linear foot installed. A typical Parkville home is about $3,000–$5,000; a smaller ranch is about $1,560–$2,700. Removing old gutters adds $2–$3 per foot, and gutter guards are $13–$18 per foot.
Are gutter guards worth it in Parkville?
On most Parkville homes, yes. Many neighborhoods sit under mature oaks and maples, and leaves fill open gutters fast every fall. We've installed Bulldog, LeafBlaster Pro and mesh guards across Parkville; an owner will tell you at the estimate whether your trees justify them.
Do Parkville homes need 6-inch gutters?
Larger two-story homes with steep roofs and valleys often do, especially where a big rear roof plane drains to one run above a deck or walkout. Smaller ranches and older homes near downtown usually do fine with 5" gutters. We size each section of the house separately.
Can you send downspout water into my underground drains?
Yes. On sloped Parkville lots we often run 3x4 downspouts into existing drain tile with an adapter, or extend them so water ends up downhill and away from the foundation instead of soaking the yard next to the house.
How soon can you come out to Parkville?
We work in Parkville and the rest of Platte County most weeks. Send the form or call/text (816) 306-1706 and Matthew or Luke will set up a time for your free estimate.
